Happiness Guarantee
If you’re not completely happy with our service – for any reason – and want to leave us, you can cancel your management agreement. All we ask is a 30-day written notice.
During that 30 days we’ll work towards a smooth and professional transition for the tenant. That time also allows us to wrap up any outstanding maintenance items and invoices, as well as assign the lease and security deposit funds to you. We’ll do everything we can to make it a smooth handoff.
Our conditions for the Happiness Guarantee:
- a 30-day written notice is provided by the property owner, which gives us time to prepare the files and accounts for transfer.
- all outstanding invoices have been paid to the vendors.
Results Guarantee
You’re paying us for results, which means we don’t get paid until you get paid.
At PPM, we don’t collect a management fee or a leasing fee until we’ve secured a new tenant for your property, signed the lease and collected the rent and security deposit.
We do the hard work up front – marketing your home, scheduling showings, screening applicants, signing the lease and coordinating the tenant move-in. We don’t earn our fee until all that work has been done.
Our conditions for the Results Guarantee:
- the only potential exception here is if an owner contribution of funds is needed to get the property rent-ready in advance.
Leasing Guarantee
You shouldn’t have to pay us twice to find a new tenant for your property. With our leasing guarantee, if a new tenant that we’ve placed fails to fulfill at least nine (9) months of their lease term, we’ll find a new tenant for free.
Conditions for our leasing guarantee:
- we must have placed the tenants. The guarantee does not cover tenants we’ve taken over or inherited.
- the guarantee does not cover tenants who break a lease due to military orders, military transfers or any other legal lease cancellation.
- the guarantee does not apply to tenants who have exercised the Buyout Option in their lease and the appropriate buyout fees.
Eviction Guarantee
If a tenant that’s been screened and placed by PPM ever needs to be evicted for non-payment of rent, we’ll handle the eviction process, and we’ll cover the attorney’s fees up to $600.
Sometimes life happens, even to good people, and even if we did our due diligence and placed a qualified tenant in your property. That’s frustrating for you and us! Unfortunately it’s part of the rental business and sometimes it happens. When it does, we’ll handle the process and we’ll work to resolve the eviction quickly and effectively so we can get the property rent-ready again.
Conditions for the eviction guarantee:
- Owner must have the Eviction Guarantee in the Property Management Agreement.
- New PPM-screened tenants with leases signed after the Property Management Agreement is in place are immediately covered.
- The Guarantee does not cover lost rent, move-out costs or property damage.
